One of Winnipeg’s great neighbourhoods is located west of the St. James Bridge, east of the Assiniboine Park footbridge and south of Portage Avenue along the Assiniboine River.
Although the neighbourhood is small geographically with fewer than 20 streets, it is huge in terms of the services it provides to its residents. There are three parks in the neighbourhood: Scott Park, Bourkevale Park (with an off- leash dog area) and the largest, Bruce Park, which covers 13 acres.
Bruce Park features formal flower gardens, grassland and forest naturalization areas, the A. W. Hanks Walkway, the Bruce Park Cenotaph War Memorial, a playground, a wading pool and three foot bridges that cross Truro creek. Bruce Park is named after Peter Bruce. The Bruce family were Metis farmers who originally settled the land in the 1850s. Bourkevale Park is home to Bourkevale Community Centre which offers an endless array of seasonal programs for all ages. Check out their website at http://www.mybourkevale.com for all the details.
In addition to parks and green space, the Bruce Park — Bourkevale neighbourhood has wonderful access to public transportation and is only minutes from the shops at Polo Park. Also within minutes, either on foot or by bicycle, is Assiniboine Park, which is just across the Assiniboine River. The local neighbourhood is also home to George Waters Middle School and St. James Collegiate.
The Bruce Park – Bourkevale neighbourhood is perfect for the first-time home buyer or anyone looking to establish themselves long term. Most of the homes in the Bruce Park – Bourkevale neighbourhood are character homes built between 1912 and 1950 and all are on tree-lined streets with some along the Assiniboine River. There have only been 16 home sales this year in the Bruce Park – Bourkevale neighbourhood and prices have varied from a low of $130,000 to a high of $375,000.
The Bruce Park – Bourkevale neighbourhood is highly sought after and as a result there are currently only three homes for sale in the area. The feature home this week is located at 159 Cavell Drive. This 1,600 square foot home was built in 1940 and is located just off Assiniboine Avenue. The home features hardwood floors throughout, coved ceilings, Tripane windows and two bedrooms, with an upgraded kitchen and a 4-piece bath on the main floor.
