Only 3 new listings in Island Lakes, Royalwood, Sage Creek and Southland Park as market slows, Vacation tips for home sellers

Only two homes for sale in the Island Lakes, Royalwood, Sage Creek and Southland Park areas of Winnipeg sold last week for $357,000 and $399,000. The first sold for $7,900 less than list price and the second brought asking price.

There were three new listings in the neighbourhoods of Island Lakes, Royalwood, Sage Creek and Southland Park over the past week ranging in price from $349,900 to $775,000.

New listings in Island Lakes, Royalwood, Sage Creek and Southland Park:

  • 150 Ebb Tide Drive
  • 118 Orchard Hill Drive
  • 39 High Ridge Road  

There are now 44 homes for sale in these neighbourhoods, ranging in price from $349,900 to $989,000. The average price of all currently available homes for sale in Island Lakes, Royalwood, Sage Creek and Southland Park is $564,124 with the median price coming in at $514,900. There was also one vacant lot for sale on Tascona Road for $144,900.

The Winnipeg real estate market has slowed over the summer and many prospective buyers are still on vacation. If you’re selling your home, you may also want to take a vacation, but there are definitely some things to keep in mind if you put your home up for sale before you leave.

For some reason, legitimate buyers and the simply curious often feel that it’s okay to explore around a home for sale when it looks like the owner is away. Unfortunately, there are also those who think it gives them a right to enter the house by whatever means they can find, including breaking a lock.

Your home and possessions will obviously be safer if people don’t know you’re away. Below are a few tips and suggestions to keep your home safe while you’re on vacation.

Tips for home sellers who are going on a summer vacation:

  • Mow the lawn just before you leave.
  • If you’re going to be away for over a week, hire someone to mow the lawn on a regular basis while you’re gone.
  • Put your lawn sprinklers on a timer if you can.
  •  If your lights are normally on at certain hours of the day, use a timer to automatically set the same pattern of lighting while you are away.
  •  Ask a friend or trusted neighbor to collect your mail (including any flyers that may have been left), and to pick up the newspaper if you subscribe.
  • Ask a friend or neighbor to park their car in your driveway occasionally while you are gone.

Also remember that if your home is for sale, it will probably be shown while you’re away. So be sure to leave it clean and tidy and let your agent know how to reach you. You don’t want to miss a sale because you couldn’t respond to an offer on time.

Homes for Sale in Eastern Winnipeg, May 29, 2012 Update

24 new listings in Eastern Winnipeg this week. Home sells for $48,100 over list.

There were two sales in the Royalwood, Island Lakes, Sage Creek and Southland Park neighbourhoods of Winnipeg in the last 10 days, both of which sold for more than list price. A home on Pamela Road sold for $21,100 more than asking when it closed at $436,000 and a home on Norcross Crescent closed at $5,600 over list when it sold for $375,500.

In the Niakwa Place and Southdale neighbourhoods there have been three homes sold over the past 10 days, two at under list and a third at over list. The home that did sell for over list price more than made up for the other two when it brought $48,100 more than asking, closing at $228,000. A home on Fallbrook Bay went for $2,900 less than list when it sold for $272,000 and another on Edgwater Drive sold for $5,900 less than list, closing at $344,000.

There are currently 88 active listings in Eastern Winnipeg in the neighbourhoods of Windsor Park, Niakwa Park, Royalwood, Island Lakes, Sage Creek, Southland Park and Niakwa Place, ranging in price from $184,900 to $979,900. Quite a price range, meaning something for everyone!

There were 24 new homes for sale in Eastern Winnipeg over the past week as everyone seemed to be putting their homes up for sale, maybe looking to take advantage of the recent bidding wars in the Winnipeg real estate market. The new listings range in price from $199,900 for a home on Drake Blvd. to $749,900 for a home on Beaudry Bay.

With all the new listings on the market we could see a shift in the favour of buyers, as is currently the trend in some of the other Winnipeg neighbourhoods. That being said, quality homes are still demanding top dollar in the current Winnipeg real estate market.

Homes for sale in River Heights North, Fort Richmond and Royalwood area continue to move fast

There were two new listings in River Heights North last week and one home sold for $21,000 over list, as houses continued to move almost as fast as they are listed.

The River Heights North home for sale at 238 Harvard Avenue was listed at $539,000 and sold for $560,000, $21,000 over list in 13 days, or less considering showings were on May 3 and the open house was May 5 and 6.  Offers were taken on May 9 and it sold immediately. The 2 ½-storey home featured beautiful hardwood floors, an upgraded kitchen, a formal dining room and a main floor family room with garden doors that led out to a deck and a large fenced yard. Great value for both buyer and seller!

New listings in River Heights North:

461 Montrose Street, $249,900

Showings are schedule to start on May 17 for this 1,394 square foot 2-storey that features hardwood floors, large windows that allow for natural light and a large kitchen with appliances included. This home has been very well cared for by its long-time owner and won’t last long. Close to River Heights Community Centre.

50 Renfrew Street $189,900

Showings have started on this home. It is being sold in “as is” condition and might be considered an excellent renovation project or “tear down and build new” based on its excellent location in River Heights.

Royalwood, Sage Creek, Island Lakes, Southland Park Update

One home for sale in Sage Creek sold last week and there were four news listings in the area ranging in price from $384,900 for the Royalwood home at  52 Demetrioff Drive to $639,900 for the Southland Park home at 67 Royal Park Crescent. The Sage Creek home for sale at 81 Ranville Road was listed at $369,900 and sold for $4,900 under list at $365,000.

New listings in Royalwood, Sage Creek, Island Lakes, Southland Park this week:

104 Bridgetown Drive $559,900

Showings start on May 23 for this beautiful, bright 2,210 square foot wow-factor executive home with four bedrooms, a fully finished basement, and an open kitchen. Offers accepted on May 30.

No bidding wars here, 6 River Heights North and Royalwood homes for sale go for under list

Spring is upon us and the Winnipeg real estate market continues to heat up. Over- bidding abounds and you have to know how much to pay and how much Not to pay. This can be difficult when you are interested in a particular home and it has an offer date. You have to know the neighbourhood you’re dealing in and the current state of the market – in that neighbourhood.

The recent under-list home sales last week in the Royalwood and River Heights North neighbourhoods of Winnipeg indicate just how tricky real estate can be, as they bucked the hot Winnipeg real estate market trend of above-list sales. Besides having an experienced real estate agent who knows your preferred Winnipeg neighbourhood well, there are a few more precautions you can take to make sure you pay what you should be paying when buying a house in Winnipeg.

Firstly, make sure sure that you are provided with a Mandatory Seller’s Property Condition Statement. This is a signed statement from the seller that makes you aware of any defects or problems that the seller has knowledge of. You may also want to arrange a pre-inspection of your own by a recognized company.

And make sure your real estate agent provides you with a list of all comparable sales in the area over the last 90 days. You want to be an educated and smart buyer. Do not get caught up in high pressure bidding wars without being protected and informed.

Royalwood Winnipeg Real Estate Update

As we mentioned above, Royalwood homes for sale bucked the trend last week in Winnipeg when none of the five homes sold went for above list price. In fact, three of the homes for sale in Royalwood went for under list. A buyers market?

The home at 53 Waterton Drive was listed at $839,900 and sold under for $19,900 under list at $820,000. The home at 8 Montvale Crescent was listed at $367,900 and sold for $8,900 under list at $359,000. And the Royalwood home for sale at 939 John Bruce Road was listed at $379,900 and sold for $375,000, $4,900 below list. The home at 96 Braswell Bay brought its asking price of $349,900 as did the home at 55 Edenwood Place, which sold for its list price of $549,900.

There were seven new homes for sale in Royalwood last week and it might be a good idea to take a closer look based on the current market trends in this beautiful Winnipeg neighbourhood.

The home at 180 Centennial Street was listed at $219,900 and sold for an even $200,000. And the River Heights North house at 101 Kingsway Ave. went for $445,000, $4,900 less than the asking price of $ $449,900.

There were five new homes for sale in River Heights North last week, bringing the total number of active listings in the area to 20.
