3/5 homes for sale in Windsor Park and Niakwa Park bring well over list as seller’s market emerges again

Last week five homes for sale in Windsor Park and Niakwa Park sold in what was certainly a seller’s market. In a resurgence of the hot spring real estate market in Winnipeg, three of the homes went for well over asking price way.

It can be very frustrating for an excited buyer when they continue to lose bidding wars, disheartening in fact. Especially when you are a first time homebuyer! Be careful when looking at homes at the high end of your affordability range. These homes will often leave you with no room to negotiate should the situation arise.

Currently, there are six homes for sale in Windsor Park and Niakwa Park ranging in price from $234,900 to $239,900. Quite a tight price range, yet all kinds of styles are available. There are two homes on Crestwood backing on to Fermor and one on Pembroke, also backing onto Fermor, with a large pie shaped lot and in need of some TLC. Bargains?  There are also two condos for sale at 944 Archibald for $159,900 and $179,900.

In the past six months, 83 homes have sold in Windsor Park and Niakwa Park. That’s an average of 14 homes a month, ranging in price from $180,000 to $340,000. It seems that the majority of the homes in the Windsor Park and Niakwa Park areas come on the market and are gone within a week. The market in this area is amazing right now!
