The home that did sell in 2C brought $6,900 less than its asking price when it closed at $273,000. The new listings included a 3-level split on Parkville Drive priced at $249,900 and a bungalow, also on Parkville Drive, priced at $269,900.

Two houses sold over the past week in St. Vital Winnipeg MLS Area 2C, which encompasses the neighbourhoods of Pulberry, Bright Oaks, Elm Park, Normand Park, Norberry, River Pointe and Van Hull Estates. There was also one sale pending, two new residential listings, and one new vacant lot came up for sale.

A home on Bethune Way sold for $15,600 more than its asking price when it closed at $395,500. In direct contrast, a luxury home on McNulty Crescent sold for $15,000 under list when it changed hands at $540,000. The sale pending was for a home on St. Vital Road listed at $289,900.

The new listings in St. Vital Winnipeg MLS Area 2C included the luxury bungalow at 84 River Road and the two-storey home at 84 Ravine Drive. The new vacant lot was located at 94 Van Hull Way. There were three home sales over the past week in St. Vital Winnipeg MLS Area 2C, which encompasses the neighbourhoods of Pulberry, Bright Oaks, Elm Park, Normand Park, Norberry, River Pointe and Van Hull Estates. There were also two condo sales and two more condo sales pending.

The big winner among the home sales was a home on Bethune Bay that brought $20,100 more than asking price when it closed at $420,00. A home on Maralbo Avenue East also sold for over list by $100 when it closed at $280,000, and finally a home on St. Michael Road sold for $2,400 less than its asking price when it changed hands at $227,500.

The new listings in St. Vital 2C ranged in price from $169,900 for a bungalow on Worthington Avenue to $314,900 for a 3-level split home on Metz Street. There are now 25 residential homes for sale in the St. Vital neighbourhoods of Bright Oaks, Pulberry, Elm Park, Normand Park, Norberry, River Pointe and Van Hull Estates.

Prices on all listings range from $229,000 for a 1 1/2-storey on Parkville Drive to $949,500 for a luxury 2-storey home on Marine Drive. Quite a price range!

Both condominiums that sold in St. Vital 2C over the past week brought less than asking price. A luxury apartment condo on St. Mary’s Road sold for $19,000 less than list when it closed at $310,000, and an apartment condo on Dunkirk Drive changed hands for $240,000, $9,900 less than list price.

The two pending condo sales were located on St. Mary’s Road (List Price: $189,900) and Van Hull Way S. ($205,900).

There were no new condo listings in MLS Area 2C over the past week. There are currently eight condos for sale priced from $199,900 for a townhouse-style condo in Greenhouse Condominiums to $449,900 for a luxury condominium in Okolita Park.

There were six home sales over the past week in St. Vital Winnipeg MLS Area 2C, which encompasses the neighbourhoods of Pulberry, Bright Oaks, Elm Park, Normand Park, Norberry, River Pointe and Van Hull Estates.

Four of the six homes sold for less than list price, one sold for more than list and another brought its asking price. There was also a sale pending for a home Van Hull Way listed at $599,000.

Among the under-list sales was a home on Mardena Crescent that sold for $29,900 less than its asking price when it closed at $430,000. Two homes on Avalon Road also brought $11,900 and $4,900 less than their asking prices when they changed hands at $298,000 and $335,000 respectively, as did a home on Barrington Avenue which sold for $280,000, which was $9,900 less than the listed price. A home on Parkville Bay was the only home in St. Vital 2C to bring more than its asking price when it closed at $285,042, $5,142 more than list. A home on St. Michael Road wrapped up the closed sales when it sold for its asking price of $215,000.

There was one new listing in St. Vital 2C over the past week. The luxury two-storey home at 67 Marine Drive was listed for $949,500. There are now 24 homes for sale in the St. Vital neighbourhoods of  Pulberry, Bright Oaks, Elm Park, Normand Park, Norberry, River Pointe and Van Hull Estates, with prices ranging from$29,900 for the bi-level home at 35 Maralbo Avenue E to $949,500 for the aforementioned luxury two-storey home on Marine Drive.  There is also a vacant lot listed at 91 Marine Drive for $350,000.
