2 sales in River Park South, 2 more pending, 2 new listings

Two new residential listings arrived on the market in River Park South over the past week. There were also two sales and two more pending, along with a new condominium listing.

The new residential listings included homes at 11 Sidebottom Drive (List Price: $414,900) and 17 Upavon Road ($489,900). The new condo listing at 105-1205 St. Anne’s Road was priced at $295,000.

There are now 31 residential detached and attached homes for sale in River Park South ranging in price from $224,900 to $643,000. There are also 26 condominiums for sale priced from $172,500 to $683,279.

A home on Ashford Drive was the big winner in the sales department, garnering $21,100 more than asking price when it closed at $321,000. A home on Southglen Boulevard sold for $2,900 less than list when it changed hands at $321,000. Sales were pending for River Park South homes on Orford Crescent (List Price: $419,900) and Wainwright Crescent ($499,900).

No new listings or sales in Whyte Ridge in past week, good time for buyers

In August 2011 there were nine home sales in Whyte Ridge with a total dollar volume of $3,288,746 and an average sale price of $365,000. In contrast, in August 2012 there were seven home sales in Whyte Ridge for a total dollar volume of $2,849,800 and an average sale price of $407,000.

So while total Whyte Ridge home sales were down in August 2012 compared to August 2011, average sale price was up. Still, this market seems to be moving rather slowly right now and that should translate into good value for buyers.

There were two sales in Whyte Ridge in the past week and one sale pending as of this writing. A home on Knightswood Crescent sold for $21,000 over list when it closed at $421,000 and a home on 35 Vineland Road sold for $22,900 less than list at $367,900. The pending sale was for a home on Vineland Road which started out at $369,900 but was dropped to $344,900.

There were four new listings in Whyte Ridge in the past week ranging in price from $379,900 to $489,900, which brought the total number of residential listings in Whyte Ridge to six.

The home at 35 Vanderbilt probably won’t be on the market long. The 5-bedroom 2,300 square foot luxury home shows AAA for agent Arnie Moss. Features include a finished recreation area with a 2-piece bath, an ensuite with separate shower and jetted tub, and a great deck! And all appliances are included!

Home in River Park South brings $45,100 over list, but YTD average sales price similar to 2011

Stability is the name of the game in River Park South. Prices are consistent with last summer’s numbers.

Year to date (YTD) statistics in River Park South to August 31, 2012 are showing the average sale price at $338,041. This compares well to the 2011 YTD number at $338,384. The average time to sell a home YTD in River Park South is 16 days and 80% of all homes listed for sale, sell.

Since August 27, there have been six home sales River Park South ranging in price from $85,000 to $535,000. There was also one sale pending and one condo sale. The condo, on Paddington Road, sold for its asking price of $169,900. And while a home on Longford Avenue sold for a whopping $45,100 over list, the remaining five homes that sold in River Park South went for less than asking price.

6 homes sold in sought after Winnipeg neighbourhoods, but none sell for over list, 4 new listings

After pitching a shutout the week before with no home sales at all, Elm Park, Norberry, Van Hull Estates, River Pointe, Pulberry, Bright Oaks, and Normand Park rebounded this past week with six home sales. Interestingly, not one of the six homes for sale in these sought after Winnipeg neighbourhoods sold for more than asking price. In fact, it was a bit of a clean-up week with some older inventory being sold.

One home in River Pointe sold for $95,000 less than the original asking price, taking 138 days to sell! The other four homes that sold below asking price had been on the market for an average of almost 56 days. The one home that sold at asking price had been on the market for only three days.

These results really confirm the fact that “well priced homes sell quickly and for more money.” Price the home at “fair market value” initially, market the home aggressively, and in many cases the home will sell for over the asking price!

The six homes that sold last week in Elm Park, Norberry, Van Hull Estates, River Pointe, Pulberry, Bright Oaks, and Normand Park were replaced by four new listings ranging in price from $289,900 for a home on Nicollet Ave. to $419,900 for a home on Dunkirk Place.

New listings in Elm Park, Norberry, Van Hull Estates, River Pointe, Pulberry, Bright Oaks, and Normand Park:

  • 43 Nicollet Avenue
  • 19 McNulty Cresent
  • 10 Dunkirk Place
  • 51 Glen Avenue

There are currently 20 homes for sale in Elm Park, Norberry, Van Hull Estates, River Pointe, Pulberry, Bright Oaks, and Normand Park. The most expensive home for sale in these neighbourhoods is on Marine Drive and is priced at $899,900. The lowest priced property s a residential building lot on St. Mary’s Road priced at $110,000.

There were no sales of condominiums in Elm Park, Norberry, Van Hull Estates, River Pointe, Pulberry, Bright Oaks, and Normand Park last week. There was a new listing that came to the market in the Waterfront condo complex at 1690 St. Mary’s Road last week. That 1138 square foot main floor unit is priced at $359,900.
