There was one condo for sale in Linden Ridge and Linden Woods that sold. The condo was on Dovercourt Drive and it sold for $19,900 below list when it closed at $350,000.

There were four condo sales pending in Linden Ridge and Linden Woods, one on Fairhaven Road, another on Dovercourt Drive and a pair on Linden Ridge Drive. The condo for sale on Fairhaven was pending at $349,900. The condo for sale on Dovercourt Drive was pending at $339,900. The two condos on Linden Ridge Drive had sales pending at $302,900 and $332,900.

One home sold last week in Linden Ridge and Linden Woods, and there was one sale pending. A home on Royal Crest Drive sold for $598,000 which was $11,900 less than asking price. The pending sale was for a home on Brentcliffe Drive, which was listed at $449,900.

Linden Woods Community News: 2012 Linden Woods Fall Classic (LWFC)

Don’t forget the upcoming Linden Woods Fall Classic (LWFC) in support of the community on October 8, 2012. Hosted by the École Van Walleghem School Parent Council, the LWFC is a competitive and family-friendly running and walking event which is dedicated to raising funds for the neighbourhood, with an emphasis on initiatives that support children and encourage healthy and active lifestyles.

Funds raised by the LWFC helped build the spectacular EVOS play structure located in Van Walleghem Park, supported the school breakfast programs within Pembina Trails School Division (PTSD) and also funded capital projects and upgrades at the Linden Woods Community Centre. Founded in 2004, the LWFC has raised over $100,000 for our community.

The 10k race, accredited by the Manitoba Runners Association, is a qualifying event in the Asics Grand Prix Series, attracting runners from around the province and across the country! The 5k fun run and family walk are perfect for kids, teens, families and seniors. There’s something for everyone!

Complimentary refreshments, a post-race pasta lunch, and great prizes add to the fun and have made the LWFC a Thanksgiving weekend tradition for many families. 2 homes for sale in Old St. Vital sell for  $30,000 and $31,000 over list, 10 new listings

Week in and week out Old St. Vital seems to produce good home sales activity. Last week was no different with four home sales. Given that the average sale price of a home in Winnipeg is about $245,000 and the average sale price of a home in Old St. Vital is $226,000, Old St. Vital represents fabulous value for the first-time home buyer in southeast Winnipeg.

All four of the homes for sale in Old St. Vital that changed hands last week sold for at or above their asking price. There were two home sales at asking price, but the other two sales went for well over list. An Old St. Vital home on Clayton Drive sold for $30,000 more than list and another home on Sadler Avenue sold for $31,100 over asking price. Certainly a good week for those two sellers!

Homes on Craig Street and Alloway Avenue also went for $2,900 and $4,999 over list when they closed at $219,900 and $319,999 respectively. There were no condominiums sold in Wolseley in the past week.
