Windsor Park homes selling fast, Niakwa Park not far behind, 16 of 23 homes for sale sell for above list

Windsor Park and Niakwa Park house sales are at an all time high. If you’re looking to sell your home in these Winnipeg neighbourhoods, now is the time.

In May there were 23 homes for sale in Windsor Park and Niakwa Park that sold, 16 over asking price, two at list, and five under list. The total amount paid over asking price was over $311,000 and the above list amounts ranged from $5,000 to $55,100. In the month of May 70% of the homes for sale in Windsor Park and Niakwa Park sold for more than asking price. Why, everyone is asking, is this area so popular?

Windsor Park is a wonderful family community situated north of Fermor Avenue between Archibald and Lagimodiere, between the St. Boniface and Windsor Park golf courses and the CN Symington Yards. It was developed back in the ‘50s and ‘60s, and was one of Winnipeg’s first planned communities.

Windsor Park had traffic minimizing bays and streets built around convenient parks, schools (English, French, French-emersion and Christian), shopping, churches, and recreation facilities.

Windsor Park features many single attached and detached homes and apartments. It is extremely affordable for today’s younger families but boasts many residents who have lived there all their lives.

Niakwa Park was built just after Windsor Park, across Archibald and south of Windsor Park Golf Course. It is a small neighbourhood with five streets named after Tribes, paying tribute to the historic Indian Reservation that once located there. Its ‘60s style bungalows feature beautiful trees and are surrounded by parks and great bike trails for all ages.

Three homes for sale in Windsor Park and Niakwa Park have sold in the past week, all at well over asking price. There was also one sale pending. The homes that sold ranged in price from $179,900 to $259,900 and the amount above asking was from $15,450 to $33,600.

Currently, there are seven homes for sale in Windsor Park and Niakwa Park, ranging in price from $184,900 to $274,900.

Since January 1, 2012, 66 homes for sale in the Windsor Park and Niakwa Park neighbourhoods have sold in the very popular price range of $180,000 to $340,000. The average days on the market ranged from 5 to 42.  This in-demand area will continue to attract families with its well-built homes and great amenities, for years to come. 24 new listings in Eastern Winnipeg this week. Home sells for $48,100 over list.

There were two sales in the Royalwood, Island Lakes, Sage Creek and Southland Park neighbourhoods of Winnipeg in the last 10 days, both of which sold for more than list price. A home on Pamela Road sold for $21,100 more than asking when it closed at $436,000 and a home on Norcross Crescent closed at $5,600 over list when it sold for $375,500.

In the Niakwa Place and Southdale neighbourhoods there have been three homes sold over the past 10 days, two at under list and a third at over list. The home that did sell for over list price more than made up for the other two when it brought $48,100 more than asking, closing at $228,000. A home on Fallbrook Bay went for $2,900 less than list when it sold for $272,000 and another on Edgwater Drive sold for $5,900 less than list, closing at $344,000.

There are currently 88 active listings in Eastern Winnipeg in the neighbourhoods of Windsor Park, Niakwa Park, Royalwood, Island Lakes, Sage Creek, Southland Park and Niakwa Place, ranging in price from $184,900 to $979,900. Quite a price range, meaning something for everyone!

There were 24 new homes for sale in Eastern Winnipeg over the past week as everyone seemed to be putting their homes up for sale, maybe looking to take advantage of the recent bidding wars in the Winnipeg real estate market. The new listings range in price from $199,900 for a home on Drake Blvd. to $749,900 for a home on Beaudry Bay.

With all the new listings on the market we could see a shift in the favour of buyers, as is currently the trend in some of the other Winnipeg neighbourhoods. That being said, quality homes are still demanding top dollar in the current Winnipeg real estate market.
