In May there were 23 homes for sale in Windsor Park and Niakwa Park that sold, 16 over asking price, two at list, and five under list. The total amount paid over asking price was over $311,000 and the above list amounts ranged from $5,000 to $55,100. Windsor Park is a wonderful family community situated north of Fermor Avenue between Archibald and Lagimodiere, between the St. Boniface and Windsor Park golf courses and the CN Symington Yards. It was developed back in the ‘50s and ‘60s, and was one of Winnipeg’s first planned communities.
Windsor Park had traffic minimizing bays and streets built around convenient parks, schools (English, French, French-emersion and Christian), shopping, churches, and recreation facilities.
Windsor Park features many single attached and detached homes and apartments. It is extremely affordable for today’s younger families but boasts many residents who have lived there all their lives.
Niakwa Park was built just after Windsor Park, across Archibald and south of Windsor Park Golf Course. It is a small neighbourhood with five streets named after Tribes, paying tribute to the historic Indian Reservation that once located there. Its ‘60s style bungalows feature beautiful trees and are surrounded by parks and great bike trails for all ages.
Three homes for sale in Windsor Park and Niakwa Park have sold in the past week, all at well over asking price. There was also one sale pending. The homes that sold ranged in price from $179,900 to $259,900 and the amount above asking was from $15,450 to $33,600.
Currently, there are seven homes for sale in Windsor Park and Niakwa Park, ranging in price from $184,900 to $274,900.
