Old St. Vital year-to-date (YTD) real estate statistics to November 30, 2013 show the average home sale price in Winnipeg MLS Area 2D at $237,580. This is up approximately 4.55% from last year’s YTD average sale price of $227,248. The average time to sell a home YTD is 16 days and 80 percent of homes listed sell.

There were two new condo listings and one new residential listing over the past week. The bungalow at 72 Lennox Avenue was listed for $299,900 and two condos at 201-7 Havelock Street were listed for $314,900 and $349,900

There was one residential sale in Old St. Vital over the past seven days. A home on Harrowby Avenue sold for $12,266 more than its asking price when it closed at $282,166. There were also residential sales pending for homes on Worthington Avenue (List Price: $174,900) and Kingswood Avenue ($169,900). There have been no recent condo sales in Old St. Vital.

Homes are selling at a solid pace in the St. James-Assiniboia area of western Winnipeg.

Often referred to by long-time residents as St. James, the area is actually composed of a number of neighbourhoods including Old St. James, Deer Lodge, Silver Heights, Birchwood, Sturgeon Creek, Woodhaven, Heritage Park, Kirkfield Park, Westwood, Crestview, St. Charles, Jameswood and Brooklands.

The St. James-Assiniboia area has numerous community centres including Assiniboia West Recreation Association, Bord-Aire, Bourkevale Community Centre, Heritage Victoria Community Centre, Kirkfield Westwood Community Centre, Sturgeon Heights Community Centre, and there is always something family-oriented going on in “St. James.” A popular area among young families, many very successful Winnipeggers grew up in these neighbourhoods. And although the market appears to be favouring sellers at this time, home prices are still in the perfect price range for first-time home buyers!

For example, a home on Palliser Avenue in Silver Heights sold for $15,100 over list last week when it closed at $285,000. A home on Woodhaven brought $100 over list at $350,000. And two homes on Harcourt in St. James brought $4,100 and $15,000 over list when they closed at $294,000 and $234,900 respectively. Although the homes sold for more than asking, the closing prices were still within range for most first-time home buyers. There were also two sales pending, one for a home on Athlone Drive, which was listed at $279,900, and the other for a home on Braintree Crescent, listed at $244,900.

There are currently 18 active listings in Silver Heights, Woodhaven, St. James and Jameswood, ranging in price from $214,900 for a home on Ness Ave. to $469,900 for a home on Oakdean Crescent. There is also some vacant land for sale on Sturgeon Road for $135,000. The price ranges for homes in these Winnipeg neighbourhoods are among the most popular in the current Winnipeg real estate market right now and quality homes are moving fast when priced right, but the value is still there. How things can change in a week! Sales are slowing and inventory is growing in River Park South again after a recent 5/6 over-list-price week. In the past 10 days only one residential property has sold in the area, although there was also one sale pending. During the same period there have been two condos sold. There was also a condo sale pending.

A home on Winterhaven Drive sold for $11,400 less than list when it closed at $463,500. The sale pending was for a home on Sanger Place, which was listed at $134,900. A condo on Paddington Road sold for $900 less than list price when it changed hands at $164,000 and another on St. Mary’s Road sold for $4,900 under list when it closed at $240,000. The condo sale pending in River Park South was on St. Anne’s Road and had an asking price of $199,900.

There were seven new residential listings in River Park South over the past week with prices ranging from $284,900 to $409,900. There was also one new condominium listing over the past week.

One of Winnipeg’s most desirable areas, Elm Park is unique in that homes along both sides of this neighbourhood’s Kingston Crescent are located on the Red River. Most people are familiar with Elm Park, as the Bridge Drive-In (BDI) is located at the north end of the foot bridge that accesses Kingston Crescent. Up until the ’60s, this foot bridge offered the only vehicle access west of St. Mary’s, to the Elm Park neighbourhood. Some of the homes in this neighbourhood are over 100 years old!

One riverfront home in Elm Park on Kingston Row sold for more than $10,000 above asking price in only four days, after a price reduction. Another home in Elm Park, on Dunkirk Place, sold for less than $2,000 below asking price. Dunkirk Place is a dead-end street and the former home of the Winnipeg Canoe Club. The other two sales in these neighbourhoods included a semi-detached home in Pulberry that sold for $100 over asking and a vacant lot on St. Mary’s Road that sold for $90,000.

It was a little slower in the past week in terms of new listings taken in Elm Park, Norberry, Van Hull Estates, River Pointe, Pulberry, Bright Oaks and Normand Park. Out of the 25 active house listings ranging in asking price from $150,000 to $1.3 million there were four new listings ranging in price from $149,900 to $349,900.

All of the activity was at 9 Arden Avenue in Pulberry, where one condo sold after 30 days on the market for almost $5,000 under the asking price and another one-bedroom condo was listed at $144,900.

One home sold last week in Linden Ridge and Linden Woods, and there was one sale pending. A home on Royal Crest Drive sold for $598,000 which was $11,900 less than asking price. The pending sale was for a home on Brentcliffe Drive, which was listed at $449,900.

Linden Woods Community News: 2012 Linden Woods Fall Classic (LWFC)

Don’t forget the upcoming Linden Woods Fall Classic (LWFC) in support of the community on October 8, 2012. Hosted by the École Van Walleghem School Parent Council, the LWFC is a competitive and family-friendly running and walking event which is dedicated to raising funds for the neighbourhood, with an emphasis on initiatives that support children and encourage healthy and active lifestyles.

Funds raised by the LWFC helped build the spectacular EVOS play structure located in Van Walleghem Park, supported the school breakfast programs within Pembina Trails School Division (PTSD) and also funded capital projects and upgrades at the Linden Woods Community Centre. Founded in 2004, the LWFC has raised over $100,000 for our community.

The 10k race, accredited by the Manitoba Runners Association, is a qualifying event in the Asics Grand Prix Series, attracting runners from around the province and across the country! The 5k fun run and family walk are perfect for kids, teens, families and seniors. There’s something for everyone!

Complimentary refreshments, a post-race pasta lunch, and great prizes add to the fun and have made the LWFC a Thanksgiving weekend tradition for many families.
