Higher priced homes for sale in Tuxedo attracting much more action than in previous years, 14 homes and 14 condos currently listed

The Tuxedo real estate market in Winnipeg continues to be very active as even the higher price ranges are attracting attention, and multiple bids on certain types of properties have become common. Still in highest demand are bungalow homes that are priced between $500,000-$900,000, but even homes in the $1,000,000 range are attracting numerous showings and offers, whereas in past years this would have been very rare.

Part of what is driving the above is the lack of listing supply, but the situation is also enhanced by record low interest rates. As well, many of the buyers who are looking at Tuxedo homes for sale in the 7-figure range have recently sold their homes at a substantial increase from what they paid just a few years ago. This has significantly increased their equity position and their ability to produce a much larger down payment on their next home.

You could say that the “move-up buyer” has really moved up!

There are currently 14 condos and 14 homes for sale in Tuxedo. Active listings in Tuxedo range in price from $369,000 for the house at 27 Folkestone Boulevard to $5.9 million for the luxury home at 23 Kerslake Place. Price ranges on Tuxedo condos are lower, ranging from $197,500 for the condo at 111-138 Portsmouth Boulevard to $500,000 for the luxury condominium at 1401-160 Tuxedo Avenue.

While these higher priced homes and condominiums don’t see quite as much action as those in the lower price ranges, they are certainly attracting much more action than in previous years. There was one home sold in Tuxedo in the last 14 days. The home at 228 Handsart Boulevard sold for $425,000. Two Tuxedo condos also sold in the past two weeks including 401-200 Tuxedo Avenue, which sold for $300,000, and 304-91 Swindon Way, which sold for $26,100 over list price, closing at $321,000.
