If Windsor Park hasn’t interested you before, it might now. The prices continue to stay affordable and homes are scooped up within days of coming on the market.

It’s a seller’s market for sure, with lots of hungry buyers lining up to hopefully score that perfect home, but you can still find good value in this popular Winnipeg neighbourhood.

No Southdale homes sold in past week, 1 sale pending, 2 new listings, new Target store coming to area

Southdale is located directly across from Windsor Park, with homes quite a bit larger, newer, and higher in price. Southdale homes are very unique, with many of them backing on to man-made lakes.

There are a number of home styles to choose from in Southdale, as many different builders participated in the creation of homes in this very safe, comfortable Winnipeg neighbourhood. It’s a great place to raise a family, and for that reason alone, there are never many homes on the market.

There were no sales in the past week, but there was one pending on Beaverhill.  Last year, in the same time frame, one home sold, and believe it or not, it was also on Beaverhill. There were no condos sold or listed in Southdale in the past week.

There are two new homes on the market this week, bringing the total number of listings in Southdale to five. There were six homes available, but one was recently removed from the market.

Great news!  Zellers in Southdale shopping mall is having a closing out sale, with loads of slashed prices and great deals. The store will likely be closed by the middle of November, to make way for a US based Target store. This new store should be open by the spring of 2013. 5 homes sold in Tuxedo, one for $65,100 over list, 12 current listings

Tuxedo homes sales were rather quiet over the summer but they certainly woke up in the final days of September.

There were five sales in Tuxedo over the past week, three of which went for under list and one that brought $65,100 more than asking price. The buyers were sharp and the sellers were motivated in what all of a sudden appeared to be a perfect market.

A home on Park Place West went for $21,000 less than asking when it closed at $528,000 and a home on Park Place East went for $24,900 less than list when it changed hands at $435,000.

Two homes sold on Laidlaw Boulevard, one for $39,900 less than asking at $660,000, and another for $65,100 more than asking when it was purchased for $425,000.

The most expensive purchase was a home on Girton Boulevard, which sold for $100 over list when it closed at $700,000.

The above sales brought the active home listings in Tuxedo down to 12, ranging in price from $549,900 to $2,199,000. It will be interesting to see if Tuxedo home sales continue to warm up the Winnipeg real estate market as winter approaches.

Week in and week out Old St. Vital seems to produce good home sales activity. Last week was no different with four home sales. Given that the average sale price of a home in Winnipeg is about $245,000 and the average sale price of a home in Old St. Vital is $226,000, Old St. Vital represents fabulous value for the first-time home buyer in southeast Winnipeg.

All four of the homes for sale in Old St. Vital that changed hands last week sold for at or above their asking price. There were two home sales at asking price, but the other two sales went for well over list. An Old St. Vital home on Clayton Drive sold for $30,000 more than list and another home on Sadler Avenue sold for $31,100 over asking price. Certainly a good week for those two sellers!

There were 10 new home listings in Old St. Vital over the past week, giving buyers a great variety of home choices.

There was also a new condo listing at 330 St. Anne’s Road. That condo is just over 1,000 square feet and is listed for $199,900. There are now five condos for sale in Old St Vital ranging in price from $184,900 to $221,900.

Four homes for sale in Transcona sold last week and there were 13 new listings. Bungalows on Binscarth and St. Martin sold for sold for $5,100 and $11,200 over the list price respectively and Kehler Realty Ltd. (That’s us!) sold a bungalow on Harvard E for $34,000 over asking price!

Only one of the four homes sold in Transcona went for less than list price. A home on Devonshire sold for a little under the asking price.

The new listings in Transcona over the past week ranged in price from $139,900 to $749,900, as the Transcona real estate market continued its lively pace into the fall.
