Meadowood, St. Vital remains one of Winnipeg’s best kept secrets, and this week you’re in luck. There were two new residential listings and two new condo listings!

A two-storey home on Meadowood Drive was listed for $219,990 and a bungalow on Appelmans Bay was listed for $299,900. The new condo listings were both located on St. Anne’s Road and asking prices were $234,900 and $214,900.

St. Vital MLS Area 2C includes the Winnipeg neighbourhoods of Pulberry, Bright Oaks, Elm Park, Normand Park, Norberry, River Pointe and Van Hull Estates.

A home on Metz Street brought $4,900 less than list when it closed at $290,000 and a home on Robertson Crescent sold for $2,500 less than asking when it changed hands for $285,000. The pending sale was a for a luxury home on River Road listed at $799,000. The pending condo sale was for a luxury apartment condo at 1960 St. Mary’s Road listed at $549,900.

Six new residential listings came to market in Winnipeg’s Old St. Vital neighbourhood over the past week. There were also two new condominium listings, one residential sale and another pending.

The home that sold on Imperial Avenue brought $4,000 less than list when it closed at $215,000. The sale pending was for a home on Crystal Avenue listed at $169,900.

Sales continue to chug along at a steady pace in St. Norbert. There has been one residential sale and two condominium sales in St. Norbert over the past week.

The home that sold was on Villeneuve Boulevard and it brought its asking price of $189,900. A condo on Cloutier Drive also sold for its asking price of $139,900. The other St. Norbert condo that sold was of the luxury variety on Pembina Highway, and it changed hands for $870,000, which was $29,900 less than asking price.

6 homes sold in sought after Winnipeg neighbourhoods, but none sell for over list, 4 new listings

After pitching a shutout the week before with no home sales at all, Elm Park, Norberry, Van Hull Estates, River Pointe, Pulberry, Bright Oaks, and Normand Park rebounded this past week with six home sales. Interestingly, not one of the six homes for sale in these sought after Winnipeg neighbourhoods sold for more than asking price. In fact, it was a bit of a clean-up week with some older inventory being sold.

One home in River Pointe sold for $95,000 less than the original asking price, taking 138 days to sell! The other four homes that sold below asking price had been on the market for an average of almost 56 days. The one home that sold at asking price had been on the market for only three days.

These results really confirm the fact that “well priced homes sell quickly and for more money.” Price the home at “fair market value” initially, market the home aggressively, and in many cases the home will sell for over the asking price!

The six homes that sold last week in Elm Park, Norberry, Van Hull Estates, River Pointe, Pulberry, Bright Oaks, and Normand Park were replaced by four new listings ranging in price from $289,900 for a home on Nicollet Ave. to $419,900 for a home on Dunkirk Place.

There are currently 20 homes for sale in Elm Park, Norberry, Van Hull Estates, River Pointe, Pulberry, Bright Oaks, and Normand Park. The most expensive home for sale in these neighbourhoods is on Marine Drive and is priced at $899,900. The lowest priced property s a residential building lot on St. Mary’s Road priced at $110,000.

There were no sales of condominiums in Elm Park, Norberry, Van Hull Estates, River Pointe, Pulberry, Bright Oaks, and Normand Park last week. There was a new listing that came to the market in the Waterfront condo complex at 1690 St. Mary’s Road last week. That 1138 square foot main floor unit is priced at $359,900.
