Only 2 homes sold in Windsor Park in past week, 1 new listing, 4 homes available, a gem among them

Two homes for sale in Windsor Park were sold in the past week, one on Boulder and the other on Wickham Road. This is vastly different from last year at the same time when eight Windsor Park and Niakwa Park homes were sold!

There are only four homes currently for sale in Windsor Park and Niakwa Park, and there was only one new listing in the past week at 37 Cascade Bay, but it could be the gem you’re looking for. List price is $269,900.

Homes are selling at a solid pace in the St. James-Assiniboia area of western Winnipeg.

Often referred to by long-time residents as St. James, the area is actually composed of a number of neighbourhoods including Old St. James, Deer Lodge, Silver Heights, Birchwood, Sturgeon Creek, Woodhaven, Heritage Park, Kirkfield Park, Westwood, Crestview, St. Charles, Jameswood and Brooklands.

The St. James-Assiniboia area has numerous community centres including Assiniboia West Recreation Association, Bord-Aire, Bourkevale Community Centre, Heritage Victoria Community Centre, Kirkfield Westwood Community Centre, Sturgeon Heights Community Centre, and there is always something family-oriented going on in “St. James.” A popular area among young families, many very successful Winnipeggers grew up in these neighbourhoods. And although the market appears to be favouring sellers at this time, home prices are still in the perfect price range for first-time home buyers!

For example, a home on Palliser Avenue in Silver Heights sold for $15,100 over list last week when it closed at $285,000. A home on Woodhaven brought $100 over list at $350,000. And two homes on Harcourt in St. James brought $4,100 and $15,000 over list when they closed at $294,000 and $234,900 respectively. Although the homes sold for more than asking, the closing prices were still within range for most first-time home buyers. There were also two sales pending, one for a home on Athlone Drive, which was listed at $279,900, and the other for a home on Braintree Crescent, listed at $244,900.

There are currently 18 active listings in Silver Heights, Woodhaven, St. James and Jameswood, ranging in price from $214,900 for a home on Ness Ave. to $469,900 for a home on Oakdean Crescent. There is also some vacant land for sale on Sturgeon Road for $135,000. The price ranges for homes in these Winnipeg neighbourhoods are among the most popular in the current Winnipeg real estate market right now and quality homes are moving fast when priced right, but the value is still there. Home sales in Transcona were brisk in the last week of September, with 13 homes selling for prices ranging from $170,000 for a home on Pandora to $372,000 for a newer 2-story on Lopuck Bay.

Only five of the homes for sale in Transcona that changed hands did so for less than asking price. Six sold for more than their list price list and two went for list.

River Park South condo sells for $43,500 over list, 4 new residential listings, 4 new condo listings

There have been six homes for sale in River Park South that have sold in the past 10 days and there were three sales pending as of this writing. Two condominiums for sale in River Park South also sold in the past 10 days. Of the six homes that sold three went for slightly less than list price, two sold for just over list and one sold for its asking price. Both River Park South condos sold for more than asking price.

A home on Baisinger Drive brought asking price of $464,900. Homes on Southglen Blvd. and Aldgate Road brought just under list at $322,500 and $460,000 respectively and homes on Malmsbury Ave. and Chancery Bay brought just over list when they closed at $325,000 and $320,000. Sales were pending on homes on Colshort Place ($374,900), Barlow Crescent ($419,900) and Pentonville Crescent ($419,900).

A River Park South condo on St. Mary’s Road sold for $5,100 over list when it closed at $250,000, but the big winners in the over-list lottery were the owners of the condo on John Forsyth Road, which sold for $43,500 over list when it changed hands at $443,000.

Currently there are 27 homes for sale in River Park South ranging in price from $77,900 to $699,900. There were four new listings over the past 10 days. There are also 11 condominiums for sale ranging in price from $164,900 to $339,150, four of which were listed in the past 10 days.
