Homes are selling at a solid pace in the St. James-Assiniboia area of western Winnipeg.

Often referred to by long-time residents as St. James, the area is actually composed of a number of neighbourhoods including Old St. James, Deer Lodge, Silver Heights, Birchwood, Sturgeon Creek, Woodhaven, Heritage Park, Kirkfield Park, Westwood, Crestview, St. Charles, Jameswood and Brooklands.

The St. James-Assiniboia area has numerous community centres including Assiniboia West Recreation Association, Bord-Aire, Bourkevale Community Centre, Heritage Victoria Community Centre, Kirkfield Westwood Community Centre, Sturgeon Heights Community Centre, and there is always something family-oriented going on in “St. James.” A popular area among young families, many very successful Winnipeggers grew up in these neighbourhoods. And although the market appears to be favouring sellers at this time, home prices are still in the perfect price range for first-time home buyers!

For example, a home on Palliser Avenue in Silver Heights sold for $15,100 over list last week when it closed at $285,000. A home on Woodhaven brought $100 over list at $350,000. And two homes on Harcourt in St. James brought $4,100 and $15,000 over list when they closed at $294,000 and $234,900 respectively. Although the homes sold for more than asking, the closing prices were still within range for most first-time home buyers. There were also two sales pending, one for a home on Athlone Drive, which was listed at $279,900, and the other for a home on Braintree Crescent, listed at $244,900.

There are currently 18 active listings in Silver Heights, Woodhaven, St. James and Jameswood, ranging in price from $214,900 for a home on Ness Ave. to $469,900 for a home on Oakdean Crescent. There is also some vacant land for sale on Sturgeon Road for $135,000. The price ranges for homes in these Winnipeg neighbourhoods are among the most popular in the current Winnipeg real estate market right now and quality homes are moving fast when priced right, but the value is still there. Old St. Vital is described as the area being bordered on the north by Carriere Avenue, to the west by St. Mary’s Road, to the east by the Seine River and to the south by Bishop Grandin Boulevard. As stated last week, Old St. Vital seems to yield consistent sales week in and week out.

There were 3 home sales in Old St. Vital last week. A 1,000 square foot bungalow on Barton Avenue sold for $7,900 under asking price when it closed at $252,000. A 792 square foot bungalow on Fernwood Avenue sold for the asking price of $179,900, and a 965 square foot bungalow on Hindley Avenue sold for $213,000, which was $13,100 over asking price.

On the listing side of things there were five new home listings in Old St. Vital last week, ranging in price from $134,900 to $509,900. As always in Old St, Vital, there is going to be some good value here.

There were two homes sold in Wolseley in the past week and there were two sales pending. Interestingly, one sold for well over list and the other went for well under list.

A home on Palmerston Ave. went for $17,300 less than list when closed at $272,600 and a home on Craig Street brought $22,000 over list when it changed hands at $281,000. The pending sales were for homes on Evanson Street and Palmerston Ave. that were listed at $189,900 and $539,900 respectively.

Week in and week out Old St. Vital seems to produce good home sales activity. Last week was no different with four home sales. Given that the average sale price of a home in Winnipeg is about $245,000 and the average sale price of a home in Old St. Vital is $226,000, Old St. Vital represents fabulous value for the first-time home buyer in southeast Winnipeg.

All four of the homes for sale in Old St. Vital that changed hands last week sold for at or above their asking price. There were two home sales at asking price, but the other two sales went for well over list. An Old St. Vital home on Clayton Drive sold for $30,000 more than list and another home on Sadler Avenue sold for $31,100 over asking price. Certainly a good week for those two sellers!

There are now five condos for sale in Old St Vital ranging in price from $184,900 to $221,900.

There were four Transcona homes for sale last week that changed hands and all went for well above asking price. A newer cab over home on Romance Lane sold for $16,100 above list when it closed at $336,000. An 1,100 square foot bungalow on Cambie sold for $301,000, which was $31,000 over list. An older bungalow on Regent Ave. E sold for $10,100 over list at $240,000  and an older bungalow on Melrose W sold for $160,100, which was $20,100 over asking price.

There were 22 new listings in Transcona over the past week ranging in price from $139,900 to $364,900, which means a lot of homes in one of the most desired price ranges in the Winnipeg real estate market.
