8 new listings in Transcona, 33 homes sold in October as buyers continue to discover good value

There were eight new listings in Transcona in the past week and 33 in the past month. Coincidentally, there were also 33 homes sold in Transcona last month, including six in the past week.

Two of the six Transcona homes that sold brought more than asking price, one sold for list and three went for slightly less than list price. The homes that sold for more than list price were on Rizzuto Bay and Balaban Place.

There were four Transcona homes for sale last week that changed hands and all went for well above asking price. A newer cab over home on Romance Lane sold for $16,100 above list when it closed at $336,000. An 1,100 square foot bungalow on Cambie sold for $301,000, which was $31,000 over list. An older bungalow on Regent Ave. E sold for $10,100 over list at $240,000  and an older bungalow on Melrose W sold for $160,100, which was $20,100 over asking price.

There were 22 new listings in Transcona over the past week ranging in price from $139,900 to $364,900, which means a lot of homes in one of the most desired price ranges in the Winnipeg real estate market.

3/4 homes for sale in Transcona sell for over list, including one for $34,000 more than asking price, 13 new listings

Four homes for sale in Transcona sold last week and there were 13 new listings. Bungalows on Binscarth and St. Martin sold for sold for $5,100 and $11,200 over the list price respectively and Kehler Realty Ltd. (That’s us!) sold a bungalow on Harvard E for $34,000 over asking price!

Only one of the four homes sold in Transcona went for less than list price. A home on Devonshire sold for a little under the asking price.

The new listings in Transcona over the past week ranged in price from $139,900 to $749,900, as the Transcona real estate market continued its lively pace into the fall.

Homes for sale in Transcona continued to move quickly in August, 20/46 sold for more than list, 9 new listings

August was an active month in Transcona with 46 sales reported ranging from $150,000 for an older 750 square foot bungalow on Ravelston Ave. East to $399,900 for a new 2-storey home in Kildonan Meadows. Of the 46 homes that sold in Transcona, 26 homes brought at or near the list price and 20 sold for between $9,600 and $53,155 over the asking price.

There are currently 53 houses for sale in Transcona ranging in price from $129,900 to 899,000. There have been nine new listings in Transcona so far in September, ranging in price from $199,900 to $449,000.
