8 new listings in Transcona, 33 homes sold in October as buyers continue to discover good value

There were eight new listings in Transcona in the past week and 33 in the past month. Coincidentally, there were also 33 homes sold in Transcona last month, including six in the past week.

Two of the six Transcona homes that sold brought more than asking price, one sold for list and three went for slightly less than list price. The homes that sold for more than list price were on Rizzuto Bay and Balaban Place.

Sales continue to chug along at a steady pace in St. Norbert. There has been one residential sale and two condominium sales in St. Norbert over the past week.

The home that sold was on Villeneuve Boulevard and it brought its asking price of $189,900. A condo on Cloutier Drive also sold for its asking price of $139,900. The other St. Norbert condo that sold was of the luxury variety on Pembina Highway, and it changed hands for $870,000, which was $29,900 less than asking price.

5/6 homes sell for above list in River Park South, 2/3 condos sell for less than asking, 7 new listings

The sun has tempered the slight fall chill in Winnipeg in the past two weeks and it has certainly helped the River Park South real estate market! There have been three condo sales and six home sales in River Park South in the past two weeks, and five of the six homes that sold went for over list price! One of the condos for sale in River Park South brought more than asking price and two went for under list.

Homes on Sandale Drive and Trowbridge Bay both brought $15,100 over list when they closed at $155,000 and $275,000 respectively. Homes on Chancery Bay and Southglen Blvd. each brought $100 more than list when they closed at $320,000 and $325,000 respectively, and a home on Colshort Bay closed at $382,000, which was $7,100 more than the asking price. The only home to sell for less than list price in River Park South over the past two weeks was on Pentonville Crescent. It went for $15,400 under list at $394,500.

One condo on St. Anne’s Road brought $5,100 over list when it closed at $185,000 and another went for $11,900 under list at $298,000. A condo on Paddington Road also went for $9,900 less than list when it closed at $160,000.

There were five new residential listings in River Park South over the past week, with prices ranging from $134,900 to $459,900. There were also two new condominium listings in River Park South.

2 homes for sale in Old St. Vital sell for  $30,000 and $31,000 over list, 10 new listings

Week in and week out Old St. Vital seems to produce good home sales activity. Last week was no different with four home sales. Given that the average sale price of a home in Winnipeg is about $245,000 and the average sale price of a home in Old St. Vital is $226,000, Old St. Vital represents fabulous value for the first-time home buyer in southeast Winnipeg.

All four of the homes for sale in Old St. Vital that changed hands last week sold for at or above their asking price. There were two home sales at asking price, but the other two sales went for well over list. An Old St. Vital home on Clayton Drive sold for $30,000 more than list and another home on Sadler Avenue sold for $31,100 over asking price. Certainly a good week for those two sellers!

There were 10 new home listings in Old St. Vital over the past week, giving buyers a great variety of home choices.

There was also a new condo listing at 330 St. Anne’s Road. That condo is just over 1,000 square feet and is listed for $199,900. There are now five condos for sale in Old St Vital ranging in price from $184,900 to $221,900.

Two luxury Winnipeg homes sell in St. Vital, 1 over list, 1 under, 24 current listings

While home sales slowed compared to the previous week in in Elm Park, Norberry, Van Hull Estates, River Pointe, Pulberry, Bright Oaks, and Normand Park, two luxury Winnipeg homes in the area did sell.

A 2,200 square foot 2-storey home in River Pointe sold for $23,000 over asking price in only five days. In contrast, a 2,200 square foot 2-storey home in Van Hull Estates sold for $20,000 less than asking price in 23 days, again confirming that well-priced homes sell quicker and for more money. The third home that sold in the past week was in Pulberry, and it sold for $11,000 over asking price in five days… further proof that well-priced homes move fast and for good prices.

Condo activity was non-existent last week, with no sales or new listings. There are currently five condos for sale in these neighbourhoods ranging in asking price from $174,900 to $450,000.
