3 homes sold in Old St. Vital, 1 over, 1 under and 1 for asking price, 5 new listings

Old St. Vital is described as the area being bordered on the north by Carriere Avenue, to the west by St. Mary’s Road, to the east by the Seine River and to the south by Bishop Grandin Boulevard. As stated last week, Old St. Vital seems to yield consistent sales week in and week out.

There were 3 home sales in Old St. Vital last week. A 1,000 square foot bungalow on Barton Avenue sold for $7,900 under asking price when it closed at $252,000. A 792 square foot bungalow on Fernwood Avenue sold for the asking price of $179,900, and a 965 square foot bungalow on Hindley Avenue sold for $213,000, which was $13,100 over asking price.

On the listing side of things there were five new home listings in Old St. Vital last week, ranging in price from $134,900 to $509,900. As always in Old St, Vital, there is going to be some good value here.

Real estate market balancing in Linden Woods and Linden Ridge but two homes bring $28,100 and $34,100 over list

There were four homes for sale in Linden Woods and Linden Ridge that sold last week ranging in price from $378,000 to $499,000. Two of the homes sold for $28,100 and $34,100 over list price, one went for $9,900 less than list and the other brought its asking price.

Two condos for sale in Linden Woods and Linden Ridge also sold last week. One brought $$257,000 and $7,700 over list and the other went for $4,900 less than asking when it closed at $345,000.

Seems to be a relatively balanced real estate market in Linden Woods and Linden Ridge right now.

I am always asked, “When is the best time to sell my home?”  The simple answer is, “When you are ready!”

Of course, some months are better than others for selling a home, but in reality the best time to sell is when you have fully prepared your home for sale. Click here for a full Home Sale Preparation Check List of tasks you may need to accomplish to prepare your home for showing.

Properly preparing your home for sale can mean thousands of extra dollars in your pocket, and most of the required tasks fall under the category of sweat equity. We can all do that when we have to. Especially when it’s to our financial benefit!

Most home buyers with children want to move during the summer when school is out. And many Winnipeggers don’t want to move in the cold winter months. A review of all the home sales in St. Vital during 2011 shows that the spring, summer and early fall were the months with the most home sales. May was the busiest month and December and January were the slowest. In fact, more homes sold in May than in December, January and February combined.

The established trend in Winnipeg is that more homes sell in warmer weather, but the real estate market in Winnipeg actually starts to heat up in February and remains strong until December.

Homes for sale in Old St. Vital, Bright Oaks, Elm Park, Pulberry, Norberry, Normand Park, River Pointe, and Van Hull Estates were hot last week, with every single residential detached home in these neighbourhoods selling for at or above the asking price!

Among the eight homes for sale in Old St. Vital, Bright Oaks, Elm Park, Pulberry, Norberry, Normand Park, River Pointe or Van Hull Estates that were purchased last week, the big winner was was a riverfront home on Mager Drive that sold for almost $50,000 over asking price. There were no condominiums sold in these neighbourhoods in the last week.

New listings in Old St. Vital were down a bit last week from the previous week, but there were some good choices in the “starter home” price range among the new homes that arrived on the market.

Eight Transcona homes for sale were sold last week ranging in price from $159,900 to $265,000. Total home sales volume in Transcona was $1.8 million as the market continued to be strong and active. Homes were on the market in Transcona for an average of nine days before selling.

Four houses for sale in Transcona sold for over list price topped by a home on Whitehall Blvd. which sold for $24,200 more than asking. The other three homes that sold for more than asking price included a home on Lancelot, which went for $12,500 above list, and two homes on Harold Ave. that sold for $15,100 and $6,100 over list price. Two Transcona homes sold for less than list price and two went for their asking price.

There were 19 new Transcona homes for sale last week ranging in price from $99,900 for the home at 52 Bates Avenue to $419,000 for the home at 272 Edmund Gale Drive.

Four homes for sale in Charleswood, Westdale and River West Park were sold in the last seven days and one left the market on Wexford Street at an incredible $66,300 above asking price when it closed at $306,200. A home on Eldridge Ave. also did well in the above-list sales department, garnering $26,000 more than asking when it closed at $325,000.
