2/5 homes for sale in Old St. Vital sell for more than asking price, Pulberry home brings $45,000 over list, 11 new listings

Summer sales activity in Old St. Vital, Van Hull Estates, Riverpointe, Pulberry, Bright Oaks, Elm Park, Norberry and Normand Park has remained consistent since the warm weather arrived in mid June.

There were five home sales last week in the above combined areas, two of the five sold for more than asking price. There was one home that sold in Elm Park that had been on the market for 74 days. It still sold for 95% of asking price.

Of the three home sales in Old St. Vital last week, two residential-detached home sales sold slightly under asking price and a Townhouse on St. Anne’s Road sold over asking price. The big winner last week was a home in the Pulberry area that sold for a whopping $45,000 over asking price.

The trend of more new listings than sales continued in Old St. Vital, Van Hull Estates, Riverpointe, Pulberry, Bright Oaks, Elm Park, Norberry and Normand Park again last week with 11 new listings. That, added to the existing inventory, made for a total of 35 homes for sale in Old St. Vital, Van Hull Estates, Riverpointe, Pulberry, Bright Oaks, Elm Park, Norberry and Normand Park. The current homes for sale in these neighbourhoods range in price from $170,000 to $1.5 million.

Condo sale were strong in Old St. Vital, Van Hull Estates, Riverpointe, Pulberry, Bright Oaks, Elm Park, Norberry and Normand Park last week, as all three condos sold went for at or above list price. Considering there were only six condos available in these neighbourhoods last week, 50% of the inventory sold.

In Old St Vital, Van Hull Estates, Riverpointe, Pulberry, Bright Oaks, Elm Park, Norberry and Normand Park there are currently six condos for sale ranging in price from $140,000 to $285,000. There were three new condos listed for sale last week and they were all on St. Mary’s Road and ranging in asking price from $145,000 to $235,000.

There was only one home for sale in Linden Woods and Linden Ridge that sold over the past week and that home on Foxmeadow Drive went for $100 over its list price of $399,900. We haven’t seen much in the way of bidding wars in these neighbourhoods lately.

Since April 15 there have been 24 homes sold in Linden Woods and Linden Ridge. Ten have sold for above list, 10 have brought less than asking and four have sold for their list price. It appears buyers are starting to have a little more control in this wonderful family neighbourhood.

Windsor Park and Niakwa Park house sales are at an all time high. If you’re looking to sell your home in these Winnipeg neighbourhoods, now is the time.

In May there were 23 homes for sale in Windsor Park and Niakwa Park that sold, 16 over asking price, two at list, and five under list. The total amount paid over asking price was over $311,000 and the above list amounts ranged from $5,000 to $55,100. Windsor Park is a wonderful family community situated north of Fermor Avenue between Archibald and Lagimodiere, between the St. Boniface and Windsor Park golf courses and the CN Symington Yards. It was developed back in the ‘50s and ‘60s, and was one of Winnipeg’s first planned communities.

Windsor Park had traffic minimizing bays and streets built around convenient parks, schools (English, French, French-emersion and Christian), shopping, churches, and recreation facilities.

Windsor Park features many single attached and detached homes and apartments. It is extremely affordable for today’s younger families but boasts many residents who have lived there all their lives.

Niakwa Park was built just after Windsor Park, across Archibald and south of Windsor Park Golf Course. It is a small neighbourhood with five streets named after Tribes, paying tribute to the historic Indian Reservation that once located there. There were two sales in the Royalwood, Island Lakes, Sage Creek and Southland Park neighbourhoods of Winnipeg in the last 10 days, both of which sold for more than list price. A home on Pamela Road sold for $21,100 more than asking when it closed at $436,000 and a home on Norcross Crescent closed at $5,600 over list when it sold for $375,500.

In the Niakwa Place and Southdale neighbourhoods there have been three homes sold over the past 10 days, two at under list and a third at over list. The home that did sell for over list price more than made up for the other two when it brought $48,100 more than asking, closing at $228,000. A home on Fallbrook Bay went for $2,900 less than list when it sold for $272,000 and another on Edgwater Drive sold for $5,900 less than list, closing at $344,000.

There are currently 88 active listings in Eastern Winnipeg in the neighbourhoods of Windsor Park, Niakwa Park, Royalwood, Island Lakes, Sage Creek, Southland Park and Niakwa Place, ranging in price from $184,900 to $979,900. Quite a price range, meaning something for everyone!

There were 24 new homes for sale in Eastern Winnipeg over the past week as everyone seemed to be putting their homes up for sale, maybe looking to take advantage of the recent bidding wars in the Winnipeg real estate market. The new listings range in price from $199,900 for a home on Drake Blvd. to $749,900 for a home on Beaudry Bay.

With all the new listings on the market we could see a shift in the favour of buyers, as is currently the trend in some of the other Winnipeg neighbourhoods. That being said, quality homes are still demanding top dollar in the current Winnipeg real estate market.

More homes coming to market in St. Vital means more choices for buyers, but market remains solid for sellers, 9 new listings in Old St. Vital this week

More listings are coming on to the Winnipeg real Estate market. This will create balance and will give buyers more choice, while at the same time maintaining a solid market for sellers.

As the weather warms up and we head closer to the summer months there will be even more inventory coming to the market place. This is not surprising, as most home sellers want to clean up the outside of the home and yard, do some final touch ups and cosmetic work prior to putting their home up for sale. The weather has been more conducive to performing these tasks in the past month, and for the second week in a row we have seen the number of new listings exceed the number of sales.

Pricing a home correctly in our current Winnipeg real estate market is the key to selling your home for the most money in the shortest period of time. That was evident in old St Vital last week where there were seven house sales and six of those homes sold over asking price. The average sale price was 11% above asking and the average time on the market was eight days. The one home that did not sell over asking price took 41 days to sell.

In the neighbourhoods of Bright Oaks, Elm Park, Pulberry, Norberry, Normand Park, River Pointe, and Van Hull Estates last week there was one condo sale and one house sale. Proving that the brisk market is not just exclusive to houses, the condo on Pulberry Street also sold over asking price. The big winner last week was a 650 sq ft bungalow on Oakridge Bay that sold for a whopping $327 per square foot!

There were nine new listings in Old St. Vital last week and a lot of choices among these new listings for the first time buyer. Prices ranged from $159,900 for the home at 10 Bayfield Avenue to $274,900 for the home at 30 Harrowby Avenue.
