8 new listings in Transcona, 33 homes sold in October as buyers continue to discover good value

There were eight new listings in Transcona in the past week and 33 in the past month. Coincidentally, there were also 33 homes sold in Transcona last month, including six in the past week.

Two of the six Transcona homes that sold brought more than asking price, one sold for list and three went for slightly less than list price. The homes that sold for more than list price were on Rizzuto Bay and Balaban Place.

2 homes for sale in Old St. Vital sell for  $30,000 and $31,000 over list, 10 new listings

Week in and week out Old St. Vital seems to produce good home sales activity. Last week was no different with four home sales. Given that the average sale price of a home in Winnipeg is about $245,000 and the average sale price of a home in Old St. Vital is $226,000, Old St. Vital represents fabulous value for the first-time home buyer in southeast Winnipeg.

All four of the homes for sale in Old St. Vital that changed hands last week sold for at or above their asking price. There were two home sales at asking price, but the other two sales went for well over list. An Old St. Vital home on Clayton Drive sold for $30,000 more than list and another home on Sadler Avenue sold for $31,100 over asking price. Certainly a good week for those two sellers!

There are now five condos for sale in Old St Vital ranging in price from $184,900 to $221,900.

There were four Transcona homes for sale last week that changed hands and all went for well above asking price. A newer cab over home on Romance Lane sold for $16,100 above list when it closed at $336,000. An 1,100 square foot bungalow on Cambie sold for $301,000, which was $31,000 over list. An older bungalow on Regent Ave. E sold for $10,100 over list at $240,000  and an older bungalow on Melrose W sold for $160,100, which was $20,100 over asking price.

There were 22 new listings in Transcona over the past week ranging in price from $139,900 to $364,900, which means a lot of homes in one of the most desired price ranges in the Winnipeg real estate market.

River Park South condo sells for $43,500 over list, 4 new residential listings, 4 new condo listings

There have been six homes for sale in River Park South that have sold in the past 10 days and there were three sales pending as of this writing. Two condominiums for sale in River Park South also sold in the past 10 days. Of the six homes that sold three went for slightly less than list price, two sold for just over list and one sold for its asking price. Both River Park South condos sold for more than asking price.

A home on Baisinger Drive brought asking price of $464,900. Homes on Southglen Blvd. and Aldgate Road brought just under list at $322,500 and $460,000 respectively and homes on Malmsbury Ave. and Chancery Bay brought just over list when they closed at $325,000 and $320,000. Sales were pending on homes on Colshort Place ($374,900), Barlow Crescent ($419,900) and Pentonville Crescent ($419,900).

A River Park South condo on St. Mary’s Road sold for $5,100 over list when it closed at $250,000, but the big winners in the over-list lottery were the owners of the condo on John Forsyth Road, which sold for $43,500 over list when it changed hands at $443,000.
