19 new luxury home listings in Winnipeg, 9 sales top $500,000

As of the end of January there were 116 homes for sale in Winnipeg with a list price of $500,000 or more including 12 that had a price tag of over $1 million.
Prices ranged from $509,763 for a 1,718 square foot bungalow at 138 Blue Meadow Road to $4.3 million for a 7,851 2-storey home at 48 Jaymorr Drive. The average price of a luxury home in Winnipeg came in at $764,856 and the median price of all homes in Winnipeg listed for over $500,000 was $633,881. The average square footage of the luxury homes was 2,516 and the median square footage came in at 2,208.

Nineteen of the 116 luxury home listings in Winnipeg came on to the market in the past week. Prices on the new listings ranged from $519,000 for a home on Beachham Crescent to $4.3 million for the aforementioned home on Jaymorr Drive.

By price range there were 12 homes listed at $1 million or more, seven homes listed from $900,000 to $1 million, 12 homes listed from $800,000 to $900,000, 14 homes listed from $700,000 to $800,000, 18 homes listed from $600,000 to $700,000 and 53 luxury homes in Winnipeg listed for between $500,000 and $600,000. Thirty-nine of the luxury homes were bungalows and 71 were 2-storeys. There were also three raised bungalows, one 4-level split, one 1 1/2-storey and one 1 3/4-storey among the group. All 12 of the homes listed in Winnipeg for over $1 million were 2-storeys.
There were 51 homes listed for over $500,000 in Winnipeg MLS Area 1R, which includes the neighbourhoods of Fairfield Park, Waverly West, Bridgewater Forest and South Pointe. The next most popular MLS areas were 1E (Tuxedo) with nine listings over $500,000 including five of the 12 listings of over $1 million, followed by seven listings in MLS area 3P, which includes the neighbourhoods of Birds Hill, East St. Paul, Glengarry Park, North Hill Park, Pritchard Farm, Pine Ridge, River East Estates and Silver Fox Estates. The most expensive home however, at $4.3 million, was in Charleswood on Jaymorr Drive.
Nine homes sold for more than $500,000 in January 2013 and six of them brought less than asking price. The most expensive of the luxury home purchases was on Park Boulevard, and it went for $40,000 less than list at $935,000. A home on Laidlaw Boulevard sold for $23,000 less than asking when it closed at $626,900 and a home on Wood Sage Crescent sold for $68,548 less than list when it closed at $580,952. Homes on Perfanick Drive and Waldport Bay sold for $37,900 and $19,900 less than list respectively when they closed at $492,000 and $550,000, and the last under-list sale in the above $500,000 range was for a home on Aspen Forest Point, which sold for $6,900 less than list at $510,000.
A home on Bellflower Road brought list price of $585,000 in January, while homes on Mockingbird Lane and Victoria Crescent sold for $10,200 and $774 over list when they changed hands at $610,000 and $530,000 respectively.
The market for luxury homes in Winnipeg was indeed alive and well in January 2013!
