Windsor Park homes bring 40k and 27k above list, 4 new listings

Two homes for sale in Windsor Park sold for well above asking price last week and there were four new listings in this much loved Winnipeg neighbourhood.

A home on Cherokee Bay sold for $40,100 over list when it closed at $310,000 and a home on Alderwood Road sold for $27,100 more than asking price when it closed at $267,750. A home on Monaco Bay also sold last week, but for $5,000 less than list price, changing hands at $279,900.

There were four new listings in MLS Area 2G last week ranging in price from $209,900 for a split-level home on Berkshire Bay to $267,900 for a bungalow on Frontenac Bay. There are now eight homes for sale in Windsor Park and Niakwa Park ranging in price from $209,900 for the aforementioned split-level home to $289,900 for a bungalow on Penfold Crescent.

There was one home sold in Windsor Park and Niakwa Park over the past week. A home on Elizabeth Road sold for $15,100 over list when it closed at $205,000.

There were also two new listings in Winnipeg MLS Area 2G. A bungalow was listed at 251 Penfold Crescent for $289,900 and the bi-level at 247 Brunet Promenade was listed at $279,900. 2 recent home sales in Windsor Park, both for well over list price

There were only two home sales in Windsor Park and Niakwa Park Winnipeg MLS Area 2G over the past week, but both were for well above asking price.

Both homes that sold were one and half storeys. A home on Westmount Bay sold for $30,100 over list when it closed at $290,000 and a home on Howden Road sold for $17,100 over list when it changed hands at $267,000.

There are only three homes for sale in Windsor Park and Niakwa Park right now and two of them came on to the market in the past week. The bungalow at 13 Humber Road was listed at $249,900 and the bungalow at 13 Convent Road was listed at $229,900. There is also a bungalow for sale at 344 Drake Blvd. for $279,900.

6 recent sales in Windsor Park and Niakwa Park, 3 in past week, 2 new listings

There have been three recent home sales in Windsor Park and Niakwa Park, including one for well above list!

The big winner in the over list sweepstakes was a home on Arundel Avenue, which sold for $25,600 more than asking price when it closed at $285,500.  A home on Drake Blvd. also sold for $2,100 more than asking when it closed at $247,000 and finally, a home on Cypress Bay sold for $14,900 less than list when it found new owners at $265,000.

2 recent over-list sales and 5 new listings in Windsor Park and Niakwa Park

Two homes sold recently in Windsor Park and both brought quite a bit more than asking price after being on the market for just over a week. If this is happening now, it’s only going to get better! Last year, three homes sold in the same time frame.

Five homes have come to market in Windsor Park and Niakwa Park in the past 10 days, including three in the past five days.
