27 luxury Winnipeg homes sold in June, 2 for more than $115,000 over list price

There were 27 luxury Winnipeg homes (over $500,000) sold in June 2013 and two brought over $800,000.
Seventeen of the 27 luxury homes sold in Winnipeg in June brought less than their asking price, four sold for list price and six sold for more than asking price.

A 100-year-old two-storey luxury home on Yale Avenue sold for $115,100 more than list price when it changed hands for $815,000; a 47-year-old bungalow on Oxford Street brought $115,500 more than asking price when it closed at $605,000; a 65-year-old 1 1/2-storey luxury home on Gabrielle Roy Place brought $75,100 more than list price when it changed hands at $520,000; a 26-year-old 4-level split home on Lyndale Drive sold for $48,000 above list when it closed at $523,000; and an 8-year-old two storey on Middle Gate sold for $45,100 more than asking price when it closed at $505,000.

The most expensive among the luxury homes sold in Winnipeg in June was a 9-year-old cabover-style home on Westwater Drive that sold for $25,900 less than asking price when it closed at $874,000. The average price paid for a luxury home in Winnipeg in June was $611,157, and the median price came in at $550,000.
Winnipeg MLS areas 1C and 1R had the largest representation of luxury homes sold in Winnipeg in June with four each, followed by three each in Winnipeg MLS areas 1G and 2J.
MLS area 1C includes the Winnipeg neighbourhoods of Armstrong’s Point, River Heights, River Heights North and Crescentwood. MLS area 1R includes the neighbourhoods of Fairfield Park, Waverly West, Bridgewater Forest and South Pointe. MLS area 2J includes the neighbourhoods of Island Lakes, Royalwood, Sage Creek, Southland Park and the R.M. of Springfield. MLS area 1G is Charleswood.
There are now 200 luxury homes for sale in Winnipeg ranging in price from $500,342 for a two storey on Tascona Road to $4,795,000 for a two-storey luxury home on Kerslake Place.
Breaking it down by price range there are three homes for sale in Winnipeg for over $2 million; 20 homes for sale for between $1 million and $2 million; four homes priced from $900,000 to $1 million; 28 luxury homes for sale for between $800,000 and $900,000; 26 homes priced between $700,000 and $800,000; 39 homes offered for between $600,000 and $700,000; and 79 homes for sale in Winnipeg priced between $500,000 and $600,000.
Forty-seven of the luxury homes available in June were located in Winnipeg MLS area 1R, followed by 24 luxury homes in 2J and 22 homes over $500,000 for sale in MLS area 1E. Two-storey homes and bugalows dominated the available luxury homes in June, with 125 and 60 offerings in those categories respectively.
The average price among all luxury Winnipeg homes on the market in June was $787,433 and the median price was $649,900.
There have been 11 new luxury listings in Winnipeg over the past week, ranging in price from $509,000 for a two-storey home on Lionheart Court to $895,860 for a two-storey home on Park Valley Road.

There were 31 luxury Winnipeg condos (over $300,000) sold in June, ranging in price from $305,000 for a condo on Swindon Way to $495,000 for a condo on Wilmot Place.
Twelve of the luxury condos sold in Winnipeg in June went for less than asking price, five sold for list price and 14 sold for more than asking price.
Two luxury condos on Bannatyne Avenue led the over-list sales when they sold for $46,850 and $25,100 more than asking, closing at $346,750 and $325,000 respectively. A luxury condominium on Dunkirk Drive also brought $20,600 more than asking price when it changed hands at $315,500.
There were seven new luxury condominium listings in Winnipeg over the past week. Prices ranged from $324,847 for a single family attached condo on John Angus Drive to $399,000 for a similar style condo on Corydon Avenue.
