The real estate market in Southdale was rather quiet over the past week with only one new residential listing and no sales.

The new residential listing, a bungalow on Queensway Crescent, was listed at $329,900, and brought the total number of homes for sale in Southdale to 12. Prices range from $299,900 to $559,900. There are also two condos for sale in Southdale priced at $374,900 and $399,900.

There were two home sales in St. Vital Winnipeg MLS Area 2C over the past week. There were also three sales pending and five new listings. St. Vital Winnipeg MLS Area 2C includes the neighbourhoods of Pulberry, Bright Oaks, Elm Park, Normand Park, Norberry, River Pointe and Van Hull Estates.

A home on Tod Drive sold for $20,100 over list when it closed at $315,000 and a home on St. Michael Road sold for $5,000 more than its asking price when it changed hands at $280,000.

Pending home sales in St. Vital included two listings on St. Vital Road priced at $189,900 and $269,900, as well as a home on Triton Bay listed at $364,900. A condo on St. Mary’s Road sold for $6,900 less than list when it closed at $158,000 and there was a pending sale for a condo on St. Mary’s Road listed at $319,900.

The new home listings in St. Vital ranged in price from $229,900 for a bungalow on Cunnington Avenue to $312,000 for a bungalow on Bright Oaks Bay. There was also a new condo listing on Pulberry Street. List price on the condo was $184,900.

8 new listings in Old St. Vital, 5 home sales

There were three new residential listings and five home sales in Old St. Vital over the past week.

The big winner among sales was a home on Kingswood Avenue that sold for $25,100 over list price when it changed hands at $275,000. A home on Ellesmere Avenue also sold for over $8,100 over list price when it changed hands at $230,000. And a home on Sadler Avenue sold for $2,600 over list when it changed hands at $182,500.

The remaining two homes that sold in Old St. Vital both went for less than their asking prices. A home on Carrier Avenue brought $2,000 less than list when to changed hands at $167,900 and a home on Victory Place sold for $2,400 under list when it closed at $237,500.

The new residential listings in St. Vital Winnipeg MLS Area 2D ranged in price from $227,000 for a 1 ½-story home on Haig Avenue to $319,900 for a two-storey home on Imperial Avenue. There was only one home sale pending in St. Norbert over the past week but there were two condo sales and two more sales pending. There were no new listings.

Both condos that sold were apartments on Pembina Highway. The first sold for $7,900 less than list when it closed at $222,000. The second sold for $10,320 less than asking when it changed hands at $216,616.

There were five home sales in Old St. Vital over the past week. There was also a residential sale pending. The listing side of the market in St. Vital 2D was also steady with five new residential listings.

A home on Poplarwood Avenue was the big winner among sales when it sold for $15,100 more than its asking price, closing at $245,000. The sale pending was for a home on Harrowby Avenue listed at $210,000. The other four home sales were all for less than list.
