St. Vital real estate market rocking through cold for smart buyers

6/7 homes in St. Vital 2C sell for less than asking

The St. Vital real estate market covered by Winnipeg MLS Area 2C was rocking over the past week with five residential sales, two condo sales and six new listings! And a plus for buyers was the fact that all five of the homes that sold brought less than their asking prices.

A luxury home on McNulty Crescent sold for $38,800 less than its asking price when it changed hands for $790,000 and it was followed closely by a home on Parkville Drive that sold for $29,000 under list when it closed at $170,000. A home on Arden Avenue sold for $212,500, which was $22,400 less than asking, and homes on Glenlawn Avenue and Millfield Drive sold for $9,400 and $9,900 less than list when they changed hands at $210,500 and $305,000 respectively.

A luxury condo on St. Mary’s Road continued the under-list trend when it sold for $9,000 less than its asking price of $548,000 and finally, a condo on Arden Avenue sold for its list price of $149,000.

It’s crucial to price your home properly when selling, but it becomes even more important when these types of market conditions exist.

The new residential listings in St. Vital MLS Area 2C, which includes the Winnipeg neighbourhoods of Pulberry, Bright Oaks, Elm Park, Normand Park, Norberry, River Pointe and Van Hull Estates, ranged in price from $204,900 for a bungalow on Riel Avenue to $519,900 for a bungalow on Ravine Drive. There are now a total of 17 homes for sale in St. Vital 2C along with eight condominiums.

The combination of ample inventory, cold weather and recent under-list sales might just have created the perfect storm for bargain home shoppers. But that likely won’t last long with spring on the way.

There was one home sale in St. Norbert over the past week and another residential sale pending. There was also a new listing for a two-storey home on Villeneuve Blvd. On the condo front there were three new condos for sale in St. Norbert and one sale.

So a decent amount of activity in Winnipeg MLS Area 1Q for early February!

The sales in St. Norbert included a home on Lemay Avenue that brought its list price of $274,900 and a condo on Pembina Highway that sold for its asking price of $216,616. The residential sale pending was for a home on Houde Drive listed at $179,900.

There were three new residential listings in Old St. Vital over the past week and they were nicely balanced by two residential sales and another sale pending. At the same time there were no condo sales, but there was one new condo listing.

Both homes that sold in Old St. Vital brought more than their asking price. A home on Egerton Road sold for $10,100 over list when it closed at $470,000 and a home on Crystal Avenue sold for $7,100 more than list when it changed hands at $232,000. The pending residential sale was for a home on Chokecherry Cove listed at $259,900.

The new residential listings in Winnipeg MLS Area 2D ranged in price from $174,900 for a bungalow on Carriere Avenue to $305,900 for a bi-level home on Stranmillis Avenue. The new condo listing was for a two-storey on St. Anne’s Road. List price was $189,900.

There are now nine homes for sale in Old St. Vital ranging in price from $174,900 to $349,900. There are also seven condominiums for sale, ranging in price from $159,900 to $349,900.

Currently there are eight condos for sale in St. Vital 2C, with prices ranging from $179,900 for a townhouse in The Greenhouse on St. Mary’s Road to $548,000 for a luxury apartment condo in The Waterfront.

The apartment condo that recently sold was located on Pulberry Street and it brought $6,400 less than asking when it closed at $163,500. The pending condo sale was also located on Pulberry Street. List price was $149,900.
