10/12 homes sell for list price or better in Transcona and surrounding neighbourhoods

Twelve homes sold in the neighbourhoods of Transcona, Kildonan Meadows, Lakeside Meadows, Mission Gardens, Canterbury Park and South Transcona over the past week, and only two of them went for less than list price. Even better was the fact that eight of the homes sold in Winnipeg MLS Areas 3K, 3L, 3M and 3N went for more than asking price.

The most lucrative over-list sales were for homes on Craglea Corner and Kildare Ave E, which sold for $30,100 and $24,100 more than asking price when they closed at $260,000 and $270,000 respectively. Homes on Rougeau Garden Drive, Ravelston Avenue West and McMeans Avenue also all brought more than $10,000 over list when they closed at $411,000, $262,000 and $210,000 respectively. And two more homes in the area brought more than $5,000 over list. So it was an excellent week for Transcona area real estate!

There were 13 new listings in Transcona, Kildonan Meadows, Lakeside Meadows, Mission Gardens, Canterbury Park and South Transcona over the past week, ranging in price from $168,900 for a bungalow on Bond Street to $379,900 for a two storey on Tommy Douglas Drive. There are now 60 homes in total for sale in MLS Areas 3K, 3L, 3M and 3N. The average price of Transcona homes currently listed, including those in the surrounding neighbourhoods, is $319,473, with the median price coming in at $330,400.

2 homes sell for under list, 8 new listings in buyer’s market

Only two homes sold over the past week in the St. Vital neighbourhoods of Pulberry, Bright Oaks, Elm Park, Normand Park, Norberry, River Pointe and Van Hull Estates, and both went for less than asking price.

On a brighter note, there were eight new listings in Winnipeg MLS Area 2C. A good time to buy!

The two homes that sold in 2C were on Arden Avenue and Woodlawn Avenue. The former brought $4,900 less than list when it closed at $275,000 and the latter brought $14,900 less than asking when it changed hands at $315,000. Still decent prices, and there’s alaways good value to be found in these prime St. Vital neighbourhoods.

The new listings in Pulberry, Bright Oaks, Elm Park, Normand Park, Norberry, River Pointe and Van Hull Estates ranged in price from $209,900 for a 1 1/2-storey on Rosewarne Avenue to $829,900 for a 2-storey on River Pointe Drive. There are now a total of 20 listings in 2C, as well as two vacant lots for sale on Riverbend Avenue and Bethray Bay.

One condo sold over the past week in MLS Area 2C. An apartment condo on Dunkirk Drive brought its asking price of $270,000. There was also one new condo listed at 24-760 River Road in St. Mary’s Greenhouse. List price is $209,900. The new listing brings the total number of condominiums for sale in Pulberry, Bright Oaks, Elm Park, Normand Park, Norberry, River Pointe and Van Hull Estates to five. Two big over-list sales in Meadowood leave little to choose from

Meadowood homes sell for $24,100, $35,100 more than asking, only 3 residential listings

Two of the three home sales in Meadowood over the past week were very lucrative for their sellers, but there were no new listings, leaving only two residential detatched properties and one mobile home for sale in this high-demand St. Vital neighbourhood.

A home on Gretna Bay sold for $35,100 over list when it closed at $335,000 and a home Kennington Bay sold for $294,000, which was $24,100 more than asking price. The third home that sold in Meadowood on Leston Place, brought $900 less than list when it closed at $274,000.

There are currently three residential listings in Meadowood ranging in price from $159,000 for a mobile home on St. Anne’s Road, to $334,900 for a split-level home on Beckinsale Bay. There are also only two current condo listings in Meadowood.

Two homes sold in St. Norbert MLS Area 1Q over the past week and there was one new listing.

Both homes that sold were on Dorge Drive. One of the homes sold for $5,000 less than asking when it closed at $275,000 and the other sold for $15,100 more than asking when it changed hands for $245,000. The new listing was at 134 Dubois Place. Listed at $244,900, the bungalow brought the total number of homes for sale in St. Norbert and surrounding neighbourhoods to four.

Busy seven days for luxury Winnipeg real estate

7 luxury homes sold in past 7 days, 2 at more than $100,000 over list, 25 new listings

It was a busy week for luxury Winnipeg real estate with seven luxury homes (over $500,000) selling in the past seven days and 25 new listings coming to market. One luxury condo (over $300,000) also sold over the past seven days and there were four new luxury condo listings.

Four of the seven luxury homes that sold brought more than their asking price, including two that sold for more than $100,000 above list. A home on Victoria Crescent sold for $109,000 more than asking when it closed at $608,000 and a home on Kingsway sold for $105,400 more than list when it changed hands at $655,300. Homes on Montrose Street and Castleton Court also sold for $86,200 and $45,000 more than list when they closed at $655,000 and $925,000 respectively.

Luxury Winnipeg homes that sold for less than asking price included a home on Old Orchard Road that sold for $19,900 less than list when it closed at $750,000; a home on Sturgeon Road that sold for $19,000 less than asking when it changed hands at $530,000; and a home on Barriwood Cove that sold for $540,000, which was $9,900 less than its asking price.

The approaching warm weather brought the luxury sellers out of hiding over the past seven days, with 25 new listings ranging in price from $519,900 for a two-storey on Tascona Road to $1,388,000 for a two-storey split on River Ridge Drive.

Six of the new luxury Winnipeg home listings were located in Winnipeg MLS Area 2J, which includes the neighbourhoods of Royalwood, Island Lakes, Sage Cree, Southland Park and the R.M. of Springfield. There were also five luxury listings in both 1M and 1R. MLS Area 1M includes the neighbourhoods of Linden Woods and Linden Ridge, while 1R includes the neighbourhoods of Fairfield Park, Waverly West, Bridgewater Forest and South Pointe.

There were three new luxury listings in Tuxedo, MLS Area 1E, and two in MLS Area 4E, which includes the neighbourhoods of Riverbend, Riverdale and River Grove. There was also one new luxury Winnipeg home listed in each of 1F, 1G, 4F and 5B. MLS Area 1F includes Assiniboine Woods, Charleswood and River West Park. MLS Area 1G also covers Charleswood. MLS Area 4F includes Amber Trails, Garden City, Old Kildonan and Parkway Village while MLS Area 5B is Wolseley.

There are now 162 luxury homes for sale in Winnipeg priced at over $500,000 and 66 homes priced at over $700,000. The luxury home listings are located in a variety of beautiful Winnipeg neighbourhoods that will appeal to different styles of discerning buyers. Something for everyone!
