There was only one home sale in St. Norbert over the past week but there were two residential sales pending, one new residential listing and three new condo listings.

The home that sold in St. Norbert, located on Cloutier Drive, closed at $24,900 less than list when it changed hands at $650,000. The pending sales were for homes on Laurent Drive and Houde Drive, which were listed at $269,900 and $199,900 respectively.

Another lively week for St. Vital real estate

6 new listings in St. Vital 2C, 8 sales, 2 more pending

The St. Vital real estate market has been busy over the past week in Winnipeg MLS Area 2C!  There were four residential sales, four condo sales, two more sales pending and six new listings. Must be the warm weather!

St. Vital MLS Area 2C includes the popular Winnipeg neighbourhoods of Pulberry, Bright Oaks, Elm Park, Normand Park, Norberry, River Pointe and Van Hull Estates.

The home sales in St. Vital 2C were relatively balanced with two homes selling for over list and two selling for under. A home on Parkville Bay sold for $17,340 more than its asking price when it closed at $277,240 and a home on St. Vital Road sold for $12,100 over list when it changed hands at $372,000.

In the under-list category a luxury home on Bethray Bay sold for $19,900 less than its asking price when it found new owners at $520,000, and another executive home on Portside Drive sold for $12,400 less than list when it closed at $507,000. The pending sale was for a luxury home on Bethune Way listed at $539,900.

All but one of the recent condo sales were for less than list, including an apartment on River Road that sold for $900 less than asking when it closed at $184,000; an apartment on Pulberry Street that brought $4,900 under list when it changed hands at $169,000; and a luxury condo on St. Mary’s Road that sold for $4,900 less than its asking price when it closed at $475,000.

The only condo to bring more than its asking price was located on Van Hull Way and it sold for $211,190, which was $1,290 above list. The pending sale was for a condo on St. Mark’s Place listed at $289,900.

The new residential listings in St. Vital Winnipeg MLS Area 2C ranged in price from $249,900 for a bungalow on Glenlawn Avenue to $549,900 for a bungalow on Victoria Crescent and brought the total number of homes for sale in St. Vital 2C to 17. The new condo listing in St. Vital 2C on Van Hull Way S was priced at $205,900 and brought the total number of condominiums for sale in the area to eight.

There were six new listings in River Park South over the past week and these were nicely balanced by three sales and two more pending.

The new residential listings in River Park South ranged in price between $319,900 for a bungalow on Tiverton Bay to $359,900 for a bi-level home on Draho Crescent. The new listings brought the total number of homes for sale in River Park South to 33. Two new condo listings on Warde Avenue and St. Mary’s Road were priced at $174,900 and $259,900 respectively and upped the number of condos for sale in River Park South to 43.

There were two big over-under list home sales in Meadowood over the past week as well as two new residential listings and two new condo listings.

A home on Rillwillow Place sold for $20,100 over list when it closed at $285,000 and on the opposite end of the real estate spectrum a home on John Bruce Road sold for $34,900 under list when it found new owners at $385,000. A home on Harlesden Drive also sold, garnering $1,400 more than its asking price when it closed at $273,500.
