There were three home sales in St. Vital Winnipeg MLS Area 2C over the past week. There were also three residential sales pending. On the condo side of the market there was one sale and two more pending.

Additionally, there were four new residential listings as well as one new condo listing in what turned out to be a busy week in 2C!

St. Vital Winnipeg MLS Area 2C includes the neighbourhoods of Pulberry, Bright Oaks, Elm Park, Normand Park, Norberry, River Pointe and Van Hull Estates.

A home on St. Mary’s Road sold for $5,100 more than asking when it closed at $230,000; a home on St. Vital Road sold for $8,650 above list when it closed at $258,550; and a home on Bright Oaks Bay sold for $100 over list when it changed hands at $260,000. The condo that sold on Arden Avenue brought $2,400 less than list when it closed at $167,500.

The sales pending were for homes on Glenthorne Crescent (List Price: $349,900), Portside Drive ($779,900) and St. Mary’s Road ($254,900). The pending condo sales were on Arden Avenue ($134,900 and St. Mary’s Road ($229,900).

The new residential listings in St. Vital 2C brought the total number of homes available in the area to 32, with prices ranging from $239,900 for a 1 1/2-storey home on St. Mary’s Road to $829,900 for a luxury two-storey home on River Pointe Drive. 10 home sales in Windsor Park balanced by 9 new listings

Three of the 10 homes that sold in Windsor Park over the past seven days brought more than $20,000 over list and overall sales were nicely balanced by nine new residential listings, in what turned out to be a solid week for real estate activity in Winnipeg MLS Area 2G.

The three homes leading the sales charge in Windsor Park included a home on Bentwood Bay that brought $20,200 more than asking when it closed at $285,100; a home on Betournay Street that sold for $21,501 over list when it closed at $350,001; and a home on Fontaine Crescent that sold for $240,000, $20,100 more than its asking price.

Of the remaining seven homes that sold, three brought between $2,100 and $5,100 over list, another sold for $100 over list and another brought its asking price. The pending sale was for a home on Cypress Bay listed at $299,900.

Yet another busy week in River Park South! There were 15 new residential listings, two new condominium listings, nine sales and three more sales pending over the past week.

The leader among home sales in River Park South was a home on Southglen Blvd. that garnered $21,000 more than asking when it closed at $321,000. A home on Goldthorpe Crescent was the only other over-list sale, bringing $1,700 more than its asking price when it closed at $266,600.

Homes on Southwalk Bay and Buckley Trow Bay both brought their asking prices of $299,900 and $359,900 respectively. There was also a sale pending for a home on Sundial Crescent listed at $257,900.

The remaining five homes that sold in River Park South brought between $987 and $6,900 less than their asking prices. There were also condo sales pending on St. Mary’s Road (List Price: $259,900) and St. Anne’s Road ($377,500).

The 15 new residential listings in River Park South ranged in price from $235,000 for a bungalow on Paddington Road to $659,900 for a two-storey home on Fonseca Place and brought the total number of homes for sale in River Park South to 56.

The new condo listings were located on St. Mary’s Road and St. Anne’s Road and priced at $184,900 and $304,900. There are now 59 condominiums for sale in River Park South, with prices ranging from $169,900-$771,545.
