 9 new listings in Old St. Vital, 2 sales, 3 more pending

There were nine new residential listings and a new condo listing in Old St. Vital over the past week to go with one big over list sale and another home that sold for its asking price. There were also two home sales pending and a condo sale pending.

The big winner among sales was a home on Maralbo Avenue that brought $31,100 more than asking when it found new owners at $231,000. A home on Berrydale brought its list price of $179,900. The sales pending included a home on Beliveau Road priced at$219,900, a home on Lennox Avenue listed at $209,900 and a condo on St. Anne’s Road priced at $172,000.

The new listings in Old St. Vital ranged in price from $179,900 for a bungalow on Beliveau Road to $279,900 for a 1 1/2-storey home on Handyside Avenue and brought the total number of homes for sale in St. Vital Winnipeg MLS area 2D to 34. There was also a new condo listing on Naikawa Road which brought the total number of available condos in Old St. Vital to 17, with prices on the condos ranging from $149,900 to $264,900.

Only 1 home sale in St. Norbert but numerous sales pending

There were two new condo listings in St. Norbert over the past seven days but no new home listings. There was also only one home sale but there were four residential sales pending and three condo sales pending.

The new condo listings included an apartment in South of the Border listed at $189,900 and a townhouse in Castle Crest Condominiums listed at $289,945.

The home that sold on Campeau Street brought $6,400 less than asking when it closed at $383,500. Sales were pending for homes on Dorge Drive (List Price: $229,900), Gendreau Avenue ($199,900), St. Therese Avenue ($329,900) and Le Maire Street ($299,900).

Pending condo sales, all apartments, included two on Pembina Highway listed at $278,536 and $292,056, and another on Cloutier Drive priced at $159,900.

There are now a total of 10 homes for sale in St. Norbert ranging in price from $175,000 for a two-storey home on Houde Drive to $1,259,900 for a raised bungalow on Stormont Drive. The past week was steady one for homes in Windsor Park with five home sales and four new listings. There was no movement on the condo side of the market.

The first home that sold on Echo Bay brought $14,900 less than asking when it closed at $255,000. A Coral Crescent home sold for $2,100 over list when it changed hands at $292,000, and two Windsor Park homes sold for $100 over list. The first was a home on Greenmount Road that sold for $270,000 and the next was a home on Alderwood Road that changed hands at $210,000. Lastly a home on Almond Bay sold for full list price when it found new owners at $239,900.

The past week was a steady one in St. Vital 2C with four home sales, three pending sales and three new home listings. There was also one condo sale and one new condo listing.

St. Vital Winnipeg MLS Area 2C includes the neighbourhoods of Bright Oaks, Elm Park, Norberry, Normand Park, Pulberry and River Pointe.

Two of the St. Vital homes that sold brought full list price. A home on Moore Avenue closed at $269,900 and a home on Riel Avenue changed hands at $284,900. A home on Triton Bay sold for $100 over asking price when it closed at $260,000 but another home on Triton Bay didn’t fare quite as well when it closed at $359,000, $5,900 less than list. The condo that sold on St. Mary’s Road brought $2,900 under list when it closed at $146,000.

The three pending home sales in St. Vital 2C included a home on St. Vital Road listed at $189,900, a home on Rosewarne Avenue listed at $269,900, and a home on Elm Park Road listed at $209,900.

The new listings in St. Vital 2C included vacant land on William Nock Cove priced at $165,000, a bi-level home on Falconer Bay listed at $299,900, and a bungalow on Parkville Drive listed at $349,900. The new condo listing on St. Mary’s Road was priced at $324,000.
